How to Create Great Listing Videos

Hey everyone! I wanted to share some tips on creating amazing listing videos. I’m a TikToker with 60k+ followers, and I’ve learned a lot from working with agents over the last few months. Let’s dive in!

    1) Get on TikTok, IG Reels, and YouTube Shorts

If you’re not already on TikTok, IG Reels, or YouTube Shorts, you should consider it (especially if your ideal client is under 35/40). These platforms have a reputation for hosting younger audiences, but you’d be surprised how many are in the market for homes.

As the audience on these platforms ages into home-buying, it’s smart to meet them where they spend time. These platforms also prioritize short, engaging video content—perfect for showcasing property listings creatively.

    2) Nail the Script

Scripting is key. Before hitting record, walk through the home and plan your script in detail. Visualize the video’s flow and what features to highlight.

    For example:

  1. “Camera pans up from the front yard to reveal the modern facade.”
  2. “Enter through the side door to reveal the expansive foyer with 20-foot ceilings.”
  3. “Zoom in on the kitchen island to emphasize the quartz countertops and state-of-the-art appliances.”
  4. Writing a script helps your videographer capture the right shots and makes editing much easier. If scripting feels like too much work, ask ChatGPT to create a first draft based on images of the home—it’s a huge time-saver!

    3) Shoot Twice: Horizontal AND Vertical

This is a game-changer many agents overlook. Don’t repurpose horizontal footage for vertical platforms—it often looks awkward.

    Instead, shoot:

  5. Horizontal for YouTube and Facebook.
  6. Vertical for TikTok, Instagram Reels, and YouTube Shorts.
  7. Yes, it’s extra work, but native-format content performs significantly better.

    4) Use Drone Shots

Drone footage can make your videos stand out. Aerial shots of the exterior, backyard, or neighborhood create a sense of scale and luxury.

Pro tip: Start your video with a drone shot to hook viewers immediately. While drones can be expensive, the wow factor often justifies the cost.

    5) Mix it up with Voiceovers and Music

Experiment with voiceovers and trending sounds. Some videos perform better with voiceovers, while others shine with catchy music. Keep your content dynamic to see what resonates most with your audience.

    6) Keep the Video Under 61 Seconds

Platforms like TikTok and IG are pushing videos just over 1 minute. Aim for 61 seconds—it’s long enough to keep viewers engaged but short enough to hold their attention.

    7) Speed Ramping is Key

Speed ramping—where the video fast-forwards during transitions (like moving through a hallway)—is excellent for maintaining engagement while giving viewers a feel for the home’s layout.

    8) The First 5 Seconds Matter Most

Social media platforms prioritize videos that hook viewers immediately. Highlight the most aesthetic part of the home in the first 5 seconds, whether it’s a drone shot, the backyard, or an incredible view.

    9) Optimize Your Captions for Your Neighborhood

If your listing is in Austin, mention Lake Austin or nightlife on 6th Street in the captions. Highlighting local features helps platforms push your content to the right audience.

    10) Use LazyEditor.ai to Create Your Listing Videos
